17024VARIGOTTI: WHERE THE LANDSCAPE BECOMES ARCHITECTURE

In Varigotti, the sea is not merely a view to be admired, but a presence that forms part of the design and determines the shapes, proportions and ways in which the spaces are used. It is from this ongoing relationship with the landscape that 17024Varigotti emerges – the residential complex designed by Gruppo Building and Boffa Petrone & Partners, which has transformed the former Hotel Plaza, a historic building overlooking the Varigotti seafront, into a new interpretation of contemporary living on the Riviera di Ponente.

Promoted by Gruppo Building together with the Monetti family, the project has breathed new life into one of the Ligurian village’s most recognizable properties through a redevelopment project that successfully combined the memory of the place, architectural quality, and enhancement of the landscape. Spread across six levels above ground, the complex houses 14 residences of various types and the redevelopment of the area in front of the building, previously used as a parking lot, now transformed into a new public space for residents, dominated by the Sand Creek sculpture by Richi Ferrero.

This is the context for the recently completed panoramic penthouse, owned by the Monetti family and the project’s most representative unit. The residence represents the most complete synthesis of the design philosophy that guided the transformation of the former Hotel Plaza: to create an architecture capable of establishing an authentic dialogue with the site, enhancing its light, perspectives, and privileged relationship with the Mediterranean.

With a total floor area of ​​350 square meters, including interior spaces and terraces, the apartment was designed as an open and permeable system, where the boundary between interior and exterior gradually dissolves. The large floor-to-ceiling windows allow natural light to flood the spaces throughout the day, while the layout of the rooms is organized to constantly direct the gaze towards the sea.

The living area, designed as a large, fluid space integrating the living room, kitchen, and dining area, interprets a contemporary concept of domesticity, in which conviviality, well-being, and a connection with the landscape coexist within a single space. The bedrooms and bathrooms reflect the same design language through essential geometries, measured volumes, and meticulous attention to the quality of light.

“In a place like Varigotti, architecture must have the sensitivity to serve the landscape,” says Piero Boffa, President of Gruppo Building. “The goal was not to build an iconic object, but to create spaces capable of amplifying the experience of the place. Every design choice, from the openings to the finishes, was conceived to enhance the extraordinary relationship between the building, the sea, and the light.”

The selection of materials follows the same logic. The resin surfaces in the living area and hallways help create visual continuity and perceptual uniformity, while the parquet flooring in the sleeping area introduces a more intimate, domestic dimension. Neutral tones, natural textures, and essential details create a restrained atmosphere, allowing the landscape and light to take center stage.

The choice of furnishings is also part of a coherent vision of the project. Italian brands such as Modulnova, Desalto, Mogg, Reflex, Lema, Meridiani, and Talenti contribute to defining a language characterized by formal rigor, material research, and attention to detail, without ever overpowering the architecture. Thanks to the design support of Onlywood, Elio Sereno, and Emmewood, the furnishings interact with the spaces and enhance their character, creating continuity between the interiors and the panoramic terraces.

The penthouse thus becomes the most representative expression of 17024Varigotti, a project that interprets luxury not as ostentation but as the quality of space, relationship with the context, and the ability of architecture to enhance the living experience.

From this perspective, the transformation of the former Hotel Plaza takes on a significance that transcends the scale of the individual building. Through the redevelopment of a historic waterfront location and the creation of a new relationship between architecture, landscape, and public space, 17024Varigotti contributes to defining a new concept of residential living for the Riviera di Ponente, capable of combining memory, contemporaneity, and design quality.
